Residential Ashphalt Coatings

Understanding Asphalt Sealcoating

Having your driveway sealed is essential for keeping it in optimal condition. Asphalt pavement that is not sealed is highly vulnerable to UV rays and vehicle fluids. Without regular sealing, these elements can penetrate the asphalt, resulting in structural damage.

Additionally, as a new driveway ages, its colour fades from black to grey. This is the result of the tar in the asphalt oxidizing and dissipating, resulting in brittle asphalt that deteriorates and cracks.

Superior Protection

Oil-based sealants create a robust barrier against UV rays, water, and automotive fluids using the same oils that the asphalt is made from.

Longer Lasting

Enjoy up to 2-3 years of protection between applications and rejuvenate oils back into the asphalt prolonging it's life compared to other products that last about half as long.

Rich, Dark Finish

Achieve a deep, jet-black finish that enhances curb appeal and makes your property look professionally maintained.

How long does oil-based sealcoating last?

Oil-based sealcoating typically lasts 2-3 years, depending on traffic volume, weather conditions, and maintenance. This is significantly longer than water-based alternatives that may only last 1-2 years and not rejuvenate oils back into the asphalt.

What's the difference between oil-based and water-based sealcoating?

Oil-based seal coating offers better protection against UV rays, water, and chemicals while also rejuvenating the oils back into the asphalt itself, and as a result, increasing its lifespan. Water-based options are less durable and may require more frequent application.

How long before I can drive on my newly sealed driveway?

We recommend waiting 24 hours before driving on your newly sealed driveway. This allows the sealant to properly cure, especially in cooler temperatures or higher humidity conditions.
